House rules

Please be aware that this house is located in a private residential area. Make sure to read our rules before booking.

1. Maximum Occupancy Limit Maximum occupants shall not exceed twenty-four (24) persons at any time, including all guests and visitors.The Tenant/Guest shall ensure strict compliance with his occupancy limit at all times

2. Quiet Hours
The Guest agrees to observe quiet hours and shall refrain from creating loud noise outside the house after 7:00PM. The Guest acknowledges that this is a family friendly neighborhood, and maintaining a peaceful environment is essential for the comfort of all residents.

3. No Smoking
Smoking is strictly prohibited inside and outside the house. The Guest shall only smoke in the designated smoking area as specified by the Landlord. The Landlord emphasizes the importance of a smoke-free environment to ensure the health and safety of all occupants.

4. Parking Rules
Please note that guests are not permitted to enter or park inside the house compound. Vehicles should be parked at the designated area approximately 20 meters from the house. The security guard on duty will assist in directing and coordinating the parking arrangement to ensure a smooth check- in process and compliance with the management’s parking rules.

5. Respect for Others The Guest shall respect and consider the privacy and tranquility of the neighbors. The Guest agrees to keep noise levels down and refrain from engaging in any disruptive activities that may disturb the peaceful atmosphere of the neighborhood

6. No Alcohol and Non-Halal Food
Out of respect for diverse religious beliefs, guests agree not to consume alcohol and non-halal food within the premises.

7. Security Deposit
A Security deposit of RM1,500 is required before checkin. Refunded within 48 hours after check-out inspection. Bank transfer fees borne by guest.

8. Penalty for House Rules Violation
Any guest found smoking, consuming alcohol, or violating house rules will be subject to a penalty of RM1,000, deductible from security deposit or charged separately. By proceeding with the booking, you are agreeable with the limitations of liability of the property.

9. Prohibition of Events and Gatherings The premises shall be used strictly for accommodation purpose only. Organizing or hosting any events, parties, gatherings, or functions of any kind, including but not limited to large social events, celebrations or commercial activities is strictly prohibited.

10. Delivery and Loading Restrictions All deliveries and loading/unloading of any items, must be carried out only at the designated area outside the guardhouse. No delivery vehicles, loading, or unloading activities are permitted in front of or within the immediate vicinity of the Premises.

11. If you proceed with the booking, it is deemed that you read and are agreeable with the limitations of liability of the property, the property owners, hosts and management.
